What Others Are Saying About Garage Conversions

You’ve taken the first step to converting your garage by researching pricing in Los Angeles. There are many reasons why you can use the extra space in your house.

You may want an extra room to start a small business or you may have to move elderly parents into the house to avoid the cost. This article will discuss the costs of a garage conversion.

The first step with a garage conversion is to check the legality of such conversions in your area In California the conversions are called “Granny flats” or Accessory Dwelling Units (ADUs). While laws have recently been eased in some localities in to help with the housing shortage the wise homeowner will check with local planning authorities and will likely have to get a building permit to legally proceed with any conversion.

The permits will usually cost about $1,300 but the cost will vary depending on local statutes. Note that the latest building codes may require upgrades like a fire sprinkler system and this will add to the cost of the project.

The good news with existing garage conversions is that there is no need to pour a new foundation, lay a floor or cover the room with a new roof assuming they are in reasonable condition. The not so good news is the concerns with new insulation, plumbing, labor costs, as well as the previously mentioned issues with building codes and permits. Assuming Granny does not want a double wide garage door in her new dwelling, the biggest construction concern will be to replace the garage door with an exterior wall adding insulation, drywall and a wall treatment to match the room. Other possible costs include matching the garage floors to the other rooms in the house and any major addition such as a bathroom, shelving or a workbench.

The cost for an “average” garage conversion in the USA is about $40,000 to $65,000.  Adding a bathroom alone can add $10,000 to the project. The costs will also be affected by the type of room the garage is converted into be it a bedroom or a recreational / living area or office.   Other issues with garage conversions include the HVAC system, windows, doors and added electrical wiring for special items needed for a comfortable living room or bedroom. Allow about $3000 to $5000 extra in the project budget for these items.

All major construction projects require planning and preparation and the expertise of qualified professional contractors. The smart homeowner will know his or her limitations with a “do it yourself” garage conversion and will most likely want to use the services of a licensed qualified contractor.
